Home Staging - Frequently Asked Questions
Q. How much does it cost?
R. Less than a price reduction! Staging is an investment a homeowner makes to protect the equity in their home. Fees start at $150 for a two hour consultation and increases based on the amount of work the ASP will do for the homeowner in making the home as appealing as possible within the homeowner’s budget.
Q. What is the difference between a Walk-through Consultation and Full Service Staging?
R. During a consultation, the ASP will walk through the entire property with the homeowner, inside and out to provide advice on the work required. For the most part, it’s advice on painting, de-cluttering, and furniture placement. Full Service Staging includes not only the walk-through consultation, but also actual Staging work wherein the ASP will come to your home and rearrange your furnishings and supplement with rentals as required.
Q. Why should I Stage my home? Won’t it sell anyway?
R. Believe it or not, up to 33% of homes on the market do not sell. And this rate is rising as the market slows down and buyers become more selective. Staging helps to give homeowners a competitive advantage in any market by presenting it in the best light possible. Positive features are enhanced and negative ones minimized. So yes, it may eventually sell, but Staging helps to quicken the process by creating a sense of urgency in buyers. “This property is really nice and won’t last. We better make an offer.”
Q. I like my home the way it is. Why should I spend money to sell?
R. When you decide to sell your home, you have to realize that it has now become a product on the market. The way you live in your home and the way you sell your home are two very different things. You are not selling your home; you are selling your house. And the way you present it is directly related to how quickly it will sell and how much of your equity you will secure. Buyers don’t want to know how you live in your home, they want to envision themselves living there and Staging helps buyers do this. A buyer will visit an average of 10 homes and will select the home that made the best impression, requires the least amount of work, and is move-in ready.
Q. My home has already been listed for sale. Is it too late to Stage?
R. Absolutely not! You would ideally Stage your home during the listing process to capitalize on the initial buyer interest during the first 30 days. But properly preparing your home for sale is paramount regardless of when it is done. In addition, you will decrease the amount of time your house sits on the market going forward.
